Will be served adequatelY by and will not adverselY a.ffect essential public facilities and servzces including <br />streets, police and fire protection, drainage, refuse disposal, water and sewer systems, parks and schools; and <br />will not, in particular, create traffic congestion or interference with traffic on a4jacent and neighboring public <br />thoroughfares. <br />The trailer should not significantly increase pressure on adjacent roadways. <br /> <br />5. Will not involve uses, activities, processes, materials, equipment and conditions of operation that will be <br />detrimental to a1'!Y persons or propertY because rif excessive traffic, noise, smoke, fumes, glare, odors, dust or <br />vibrations. <br />It does not appear that the noise, traffic, smoke, etc causes negative impacts to the <br />surrounding property. <br /> <br />6. Will not result in the destruction, loss or damage of a natural, scenic or historic feature of mqjor importance. <br />To staff's knowledge, there are no natural features in danger with the addition. <br /> <br />7. Will fullY complY with all other requirements of this Code, including a1'!Y app!zcable requirements and <br />standards for the issuance of a Izcense or permit to establish and operate the proposed use in the city. <br />It is expected that the applicant will comply with all other requirements, including the Fire <br />Code, Plumbing, and building code. <br /> <br />If denial of such a permit should occur, it shall accompany recommendations or determinations by <br />findings or a report stating how the proposed use does not comply with the standards set forth in <br />Section 30-654. <br /> <br />In the review of the standards for CUP as outlined, it appears that the addition is consistent with all <br />of these standards. <br /> <br />Analysis <br /> <br />The applicant is requesting a conditional use permit to permit the placement of two 12' by 44' office <br />trailers, one on the east side of the building, and the other on the north side of the building. The <br />trailer ~ould each house two 'permanent' offices, and meeting space for employees. The trailer <br />would be placed in the property for 3 years, allowing the City Council and public works staff to <br />evaluate their space needs. <br /> <br />The trailer would be located on existing green space adjacent to the building. <br /> <br />Parkina and Circulation <br /> <br />No additional parking is proposed. <br /> <br />Landscapina <br /> <br />No landscaping is proposed or removed. <br /> <br />S:\pLANNING\Case Files\CUP\CU 07-26 ER Public Works Interim Use\Staff report to PC 9-11-07.doc <br />
