<br /> <br />REQUEST FOR ACTION <br /> <br />To <br />City Council <br />Agenda Section <br />Community Development <br /> <br />Meeting Date <br />September 17, 2007 <br /> <br />Item Number. <br />6.7. <br />Prepared by <br />Jeremy Barnhart, AICP <br />Plannin Mana er <br />Reviewed by <br /> <br />Item Description <br />Resolution Approving Final Plat Request by Riverside <br />Companies (Pintail Estates 1 s), Case No. P 07-06 <br /> <br />Reviewed by <br /> <br />Action Reauested <br /> <br />Staff recommends adoption of the attached Resolution granting final plat approval for Pintail Estates 1 st <br />addition, subject to the following conditions: <br /> <br />1. This final plat approval shall expire one year from the date of this resolution if the <br />final plat is not recorded within that time. <br />2. Future construction of principle or accessory structures on the properties shall <br />require replatting of lots. <br />3. The following fees shall apply: <br />a. Water and Sanitary Sewer Trunk fees shall be paid at the time the final plat is <br />released for recording. This fee shall be at the rate applicable at the time the <br />final plat is released. <br />b. A Surface Water Management fee shall be paid at the time the final plat is <br />released for recording. <br />c. Park dedication based on fair market value of 10% of the platted property. <br />4. All required subdivision/park information shall be provided in an electronic format <br />(.dwg file) as required by the City Ordinance and Land Use Application prior to <br />recording of the plat. <br />5. Comments from County outlined in a letter dated August 14, 2007 shall be addressed. <br /> <br />Backaround/Discussion <br /> <br />In June, the City Council approved the simple plat for Pintail Estates, a one lot, one outlot subdivision <br />north of County Road 12, north of Kliever Lake Fields residential subdivision, and generally south of <br />Trott Brook east of the Johnson, Co Rd 12 intersection. At the time, the property to be platted included <br />39.03 acres. It was observed during the official platting that the property is actually 63.60 acres, and there <br />had been no action to separate the property to be used by the school from the larger 63 acre parcel. <br /> <br />The platting is necessary for the development of the proposed Spectrum High School. No public streets <br />are proposed, and the only utility work proposed is for service extensions for the school. Because the <br />Council approved an administrative subdivision, which consolidates the preliminary and final plat <br />
