ORDINANCE 07-09 CITY OF ELI.RIVER <br /> AN ORDINANCE OF THE CITY OF ELK RIVER AMENDING CERTAIN SECTIONS OF CHAPTER 30 <br /> OF THE ELK RIVER CITY CODE ESTABLISHING AND SETTING STANDARDS FOR A NEW CRT— <br /> COMMERCIAL RESERVE TRANSITIONAL ZONING DISTRICT. <br /> The City Council of the City of Elk River does hereby ordain as follows: <br /> Section 1.That new Section 30-1583 titled,CRT-Commercial Reserve Transitional District of the Elk River <br /> City Code shall be added,to read as follows: <br /> Sec 30-1583 CRT Commercial Reserve Transitional District <br /> a. Purpose <br /> 1. To all existin uses to remain conforming until such time as redevelopment is consistent with the <br /> Com rehensive"Guide Plan at which time the cit will consider Chan •n the zoning desi nation. <br /> (2)To provide for orderly redevelopment of contiguous parcels of land. <br /> 3. To discourage iecemeal lot-b -lot development or leapfrog me <br /> develo nt that would result in the isolation <br /> or inefficient re use of existing parcels of land. <br /> 4, To ensure that conti uous arcels of land are served with ade uate access and public infrastructure and <br /> that appropriate right-of-way width is established. <br /> (b)Permitted uses <br /> (1)Agriculture Horticulture uses(10 acre lots or more) <br /> (2)Public parks playgrounds and open space <br /> (3)Facilities far flood and erosion control <br /> (4)Single Family dwellings <br /> (c)Accessory Uses <br /> (1)Accessory farm structures <br /> (2)Public Shelters and Essential Services` <br /> (3)Garages and sheds including metal skinned building's <br /> (d)Interim Uses; <br /> (1)Roadside sales stands <br /> (2)Wind generators <br /> (3)Cooperative gardening in preserved open space <br /> (4)Gravel mining <br /> (5)Asphalt and concrete plant. <br /> (6)Other uses existin» as of the date of this ordinance. <br /> (7)Commercial recreations facilities <br /> (8)Veterinary clinics commereral:kennels• <br /> (9)Conditional Home Occupation; <br /> 10.
