<br />Case File: V 07-05 <br />Page 2 <br /> <br />Sign Height Variance <br />American National Bank <br /> <br />General Information <br /> <br />Applicant <br />60 Day Rule <br /> <br />Requested Action <br />Location and Size <br /> <br />American National Bank <br />The application has been deemed complete as of June 8, 2007. <br />The City must take action by July 29,2007 <br />Sign Height Variance <br />17267 Yale Street <br /> <br />Location Existing Use Land Use Plan Designation Current Zoning <br />Subject Commercial HB pun <br />Property <br />North Commercial HB C3 <br />South Commercial HB C3 <br />East Commercial HB C3 <br />West Commercial UR C3 <br /> <br />Overview <br />American National Bank has an existing building in the Mississippi Ridge development which has an <br />approved monument sign which is 10-feet in height It is an 8-foot high sign on a two foot support <br />post They would like to have a sign height that is more characteristic of other businesses in the area. <br />The Mississippi Ridge PUD agreement only allows monument signs to be 10-feet in height. <br /> <br />The surrounding C3 zoning districts allow sign heights of 35-feet on roads that have a speed limit of <br />55 mph or greater. This pun is pocket of zoning, in a wider C3 zoning area, which was set up by the <br />developer to have a 10-foot height limit on monument signs. <br /> <br />The developer of the property did receive an Ordinance Amendment in March 2007 to allow a taller <br />area identification sign (24-feet tall & 56 sqft) on one lot in the development. <br /> <br />The applicant is asking to have the sign height be 15-feet which would be a 5-foot variance. They <br />believe this would allow the sign to be seen better over vehicles in the parking area and possible snow <br />piles.
