<br />Narrative in support of Conditional Use Permit Application - City of Elk <br />River, MN <br /> <br />Date: May 25,2007 <br /> <br />TO: Mr. Jeremy Barhhart, City Planner <br /> <br />Dear Mr. Barnhart: <br /> <br />Attached is a Conditional Use Permit Application to allow our business, <br />Snap Fitness to open and operate in the Landmark Plaza Whi0h is owm~d and <br />managed by the Briggs Companies. The proposed address of the new space <br />for our business is 190:22 Preeport Street N"'"'W, Elk River, MN 55330. <br /> <br />We propose to open and operate a Snap Fitness franchise at this location. <br />Snap Fitness isa seettrity eard aeee&sed fac;ilityavailable to it's members 24 <br />hours per day. Snap Fitness is a Chanhassen, Minnesota based corporation <br />with 300+ units currently in operation. <br /> <br />We propose to have approximately 4-6 part time employees. <br /> <br />We will need one standard size sign at the front door that is consistent with <br />the established and approved sign them~ for Snap Fitn0SS and the building, <br />together with one strip sign for the larger entrance monument at the front of <br />the building indicating Snap Fitness as one of the tenants. <br /> <br />There are currently 50 existing parking spaces. Our parking requirements <br />vary t..hroughout t..he day. We have no group elasses - our members e{)me in at <br />a time convenient for them. <br /> <br />The Briggs Companies assures us that all building materials and construction <br />teehniqnes used in eonstru0tion and etlStomizmg the interior spare withi..n the <br />Landmark Plaza will comply with existing city codes and regulations. <br /> <br />We have no need for outside storage facilities. <br /> <br />The reason for this application is that we have been informed by the Briggs <br />Companies t..hatthe City of Elk River has LnfoI1IlOO them t..hatour application <br />
