<br />. <br /> <br />. <br /> <br />. <br /> <br />Memo to Mayor and City Council <br />February 27, 1995 <br /> <br />Page 2 <br /> <br />lots, one lot dedicated to common space that will be owned and maintained by <br />the homeowner's association, and the balance platted as an outlot. <br />Depending upon the rate at which the townhomes sell, it is anticipated that <br />there will be three phases associated with this townhouse project. <br /> <br />As previously mentioned, the first phase will include 22 townhouse lots along <br />with the private road and public utilities to serve all 22 lots. To improve <br />vehicle accessibility to the development, it is anticipated that a temporary <br />driveway will be constructed at the north end of the plat connecting 183rd <br />Avenue and the development's interior roadway. At the time the second <br />phase is platted, the temporary driveway will be abandoned and the interior <br />roadway will continue through the second phase and connect with 183rd <br />Avenue as presented on the preliminary plat. The utilities to serve this <br />development will be completed with the Western Area Phase II <br />improvements. <br /> <br />It is anticipated that Kingman Building Company will be requesting building <br />permits to construct model homes at the southeast end of the project. Along <br />with theses permits the developer will be required to sign an agreement with <br />the Building Department which outlines the terms and conditions for <br />allowing model homes prior to completing the roads and utility work to serve <br />the subject development. <br /> <br />The final plat for Country Crossing Townhomes is <br />preliminary plat as approved by the City Council. <br />attached report for additional information. <br /> <br />consistent with the <br />Please refer to the <br /> <br />Recommendation <br /> <br />It is recommended that the City Council approve Resolution 95-_, granting <br />final plat approval for Country Crossing Townhomes by Country Ridge <br />Partnership and Kingman Building Company. <br /> <br />s:council:ctycross <br />
