This final plat approval shall expire one year from the date of this resolution if the final plat <br />is not recorded within that time. <br />2. Future construction of principle structures on the properties shall require replatting oflots. <br />3. The following fees shall apply: <br />a. Water and Sanitary Sewer Trunk fees shall be paid at the time the Final Plat is <br />released for recording. This fee shall be at the rate applicable at the time the <br />Final Plat is released. <br />b. A Surface Water Management fee shall be paid at the time the Final Plat is <br />released for recording. <br />c. Park dedication based on fair market value of 10% of the platted property. <br />4. All required subdivision/park information shall be provided in an electronic format <br />(.dwg file) as required by the City Ordinance and Land Use Application prior to <br />recording ofthe plat. <br /> <br />Background/Discussion <br />The property owner request platting and subdivision of their property to be known as Pintail Estates. <br />The property is located north of County Road 12, north of Kliever Lake Fields residential subdivision, <br />and south of Trott Brook east of the Johnson, Co Rd 12 intersection. The 39.03 acre site would be split <br />into 2 two lots, including an outlot A. <br /> <br />The platting is necessary for the development of the proposed Spectrum High School. No public streets <br />are proposed, and the only utility work proposed is for service extensions for the school. An <br />administrative subdivision is appropriate for this request. <br /> <br />Financial Impact <br />N/A <br />
