<br />. <br /> <br />this time to accommodate Riverside Development's immediate plans since the <br />actual ridge line is not as pronounced at this location as it is further north <br />and east. Conversely, the remaining portion of the 30 foot drainage utility <br />easement is within a proposed outlot that will need to be replatted prior to <br />any development. Therefore, one option could be to leave the 30 foot <br />drainage and utility easement in place and consider vacating the appropriate <br />areas at the time a development plan is submitted that respects the ridge <br />line. Therefore, if this property is ever sold to another developer, a clear <br />message will be sent that the natural ridge and wooded area should be <br />preserved to provide a buffer between the commercial and residential. <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />Although the Planning Commission did not review this specific application, a <br />preliminary plat was reviewed by the Planning Commission. The <br />preliminary plat encompasses Outlot A of Oak Park Plaza as well as Outlot A <br />of Cherryhill Bluffs. During the review of that preliminary plat, the <br />Planning Commission did approve the plat with the condition that the <br />drainage and utility easements be retained to protect the ridge along the <br />southeast property line. <br /> <br />. <br /> <br />RECOMMENDATION <br /> <br />It is recommended that the City Council approve Resolution 94-_, <br />vacating only that portion of the 30 foot drainage and utility easement that <br />extends into the proposed Lot 1, Block 1, of Hillside Crossing South Addition. <br />The balance of the drainage and utility easement should be retained until a <br />development plan and replat ofthe outlot is submitted to the City. <br /> <br />. <br /> <br />s:council:ev94-2x <br />
