PURPOSE <br /> <br />. <br /> <br />The purpose of this memorandum is to present the traffic analysis results for a proposed <br />retail center in the City of Elk River, MN. <br /> <br />The traffic analysis and results presented in this memorandum are organized as follows: <br /> <br />1) Backg:round Information. This includes development characteristics and roadway <br />and traffic information. <br /> <br />2) Traffic Forecasts. Daily and p.m. peak hour traffic forecasts were developed <br />based on pertinent background information and on trip generation figures for a <br />post- deve10pmentcondition. <br /> <br />3) Traffic Analysis. The ability of the roadway system to effectively accommodate <br />the projected post-development traffic volumes was analyzed and reviewed for any <br />potential difficulties. <br /> <br />4) Conclusions. <br /> <br />BACKGROUND INFORMATION <br /> <br />Proiect Information <br /> <br />The proposed development is to be located on Dodge Ave. north of Elk Rills Dr. and <br />east of T.R. 169, as shown in Figure 1. The development is expected to consist of a <br />family restaurant (6,375 sq. ft.), an auto service related use (4,512 sq. ft.), and two <br />general retail uses (8,000 sq. ft. and 10,800 sq.ft.). All access will be on Dodge Ave. <br />along the east side of the development. <br /> <br />Existinl! Conditions <br /> <br />. <br /> <br />Currently, Dodge Ave. serves as a two-way frontage road on the east side ofT.H. 169 <br />and extends between 192nd Ave. on the north and 5th St. on the south. Along the site <br />frontage, Dodge Ave. presently is 30 feet wide with low bituminous curbs. Elk Hills <br />Dr. is also a two lane, two way roadway serving mainly residential uses and also serves <br />
