The same developer developed the following within the vicinity <br />of this project from 1992 - present: <br /> <br />61 single family residential lots in Cherry Hills Bluffs. <br />73 single family residential lots in Hillside Estates <br />Addi tions. <br />a 14 acre commercial plat adjacent to Hillside Estates. <br /> <br />An EAW was not required for these projects, however, the City of Elk <br />River reviewed the environmental issues through the platting <br />process. <br /> <br />c. <br /> <br />Yes. The only vacant land adjacent to this project is a 12 acre <br />parcel that lies directly east. This property is zoned residential <br />and is undevelopable due to wetlands and will have access to an <br />extension of 193rd Street if and when the parcel concerning this <br />application is developed. <br /> <br />Cumulative impacts include: <br /> <br />d. ' <br /> <br />Traffic will be handled by current and future planned street <br />systems for past and future planned development. <br />The majority of the wooded areas will become urban landscaped <br />residential property. <br />Temporary displacement of wildlife will occur during <br />construction. <br />A comprehensive review and analysis of storm water runoff has <br />been performed on the quantity and quality of the runoff from <br />this proj ect and past proj ects. Results have been <br />incorporated into the final plan. <br />Sufficient capacity for wastewater is available in both the <br />trunk lines which serve this project and past projects, as <br />well as through the City's Wastewater Treatment Plant. <br />Water consumotion will be adequately accommodated through the <br />addition of an onsite water tower and well to handle past and <br />future development in the area. <br />There will be no cumulative environmental impacts from dust <br />and noise since this project and past projects are performed <br />in planned logical phases. <br /> <br />31. OTHER POTENTIAL ENVIRONMENTAL IMPACTS <br /> <br />There are no other potential environmental impacts. <br />
