<br />EXlllBIT B <br /> <br />STANDARDS FOR PLANS AND SPECIFICATIONS <br /> <br />The Lessee and Lessor will cause the design and construction of the Building to <br />incorporate reasonable architectural appeal, quality building materials and durable fmishes that <br />comply with City standards. The Lessee and Lessor intend to design and construct the Building <br />to meet current building codes and environmental standards. The design of the aquatic area shall <br />be reviewed by the State Health Department and shall meet all applicable requirements of the <br />State Health Department. The gymnasium shall be designed and constructed in a manner that <br />permits City staffing and City users controlled access to the gymnasium. The Lessee and Lessor <br />will include alternates in the design documents that will give the Lessee and Lessor the option to <br />elect to use building materials that qualify the Building for the Landfill Grant. The primary <br />spaces of the Building shall consist of a fitness studio, locker rooms, full-size gymnasium, <br />aquatics area, kid zone, and office/community room/member services area. <br /> <br />6 <br />
