<br />L & W Limited Liability <br />August 15, 1994 <br /> <br />Page 2 <br /> <br />. <br /> <br />The Cody Square Building was built in 1987 and has been used as an office <br />building for a number of different uses. The applicant proposes to remodel <br />the interior to accommodate his auto repair business and frame shop. The <br />details of this request are included in the attached report to the Planning <br />Commission. <br /> <br />DRAINAGE <br /> <br />City Engineer Terry Maurer has reviewed the drainage plan submitted by L <br />& W Limited Liability. His comments are located in the attached letter <br />dated August 11, 1994. <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />At the July 26, 1994, Planning Commission meeting there was no opposition <br />to this request and the Planning Commission concurred with staffs eight <br />conditions for granting a conditional use permit. One point of clarification by <br />the applicant was that neither business works on heavy equipment, <br />therefore, the scope of the businesses will consist of passenger vehicles. <br /> <br />. <br /> <br />RECOMMENDATION <br /> <br />Staff recommends approval of the conditional use permit for L & W Limited <br />Liability Company to operate an auto repair and auto frame repair business <br />with the following conditions: <br /> <br />1. ALL GROUND AREAS NOT DEVOTED TO BUILDING OR <br />BITUMINOUS SURFACE BE PLANTED WITH SOD TO <br />MINIMIZE EROSION. <br /> <br />2. THE ENTIRE PARKING AND DRIVEWAY AREA BE <br />BOUND BY B612 CONCRETE CURB AND GUTTER. <br /> <br />3. THE EXISTING PARKING LOT BE REQUIRED TO MEET <br />THE TEN (10) FOOT PARKING SETBACK FROM ALL <br />PROPERTY LINES. <br /> <br />4. THE APPLICANT WORK WITH THE BUILDING <br />OFFICIAL TO ENSURE THE BUILDING MEETS ALL <br />BUILDING AND FIRE CODES PRIOR TO ISSUING A <br />BUILDING PERMIT. <br /> <br />. <br /> <br />1&w.council <br />
