COORD <br /> <br />DATE: <br /> <br />AUGUST 1, 1994 <br /> <br />SUBJECT: REQUEST FOR CITY COUNCIL TO <br />INITIATE REZONING OF PROPERTY <br />TO BUSINESS PARK <br /> <br />ISSUE <br /> <br />Request for the City Council to initiate an application to rezone certain <br />properties to BP (Business Park) providing for the development of light <br />industrial and mix of commercial as set forth in the Business Park <br />Ordinance. <br /> <br />4t BACKGROUND <br /> <br />In 1990, a Focus Area Study was completed by BRW Inc., which identified <br />circulation patterns and land use opportunities for the western area of the <br />community. One of the major land use elements discussed centered on <br />creating a business park. At the time this concept was discussed, the land <br />use designation of LI (Light Industrial) and zoning of PUD (Planned Unit <br />Development) were interim designations the City had to indicate the <br />intended land use as business park. As such, the site associated with the <br />Focus Area Study was zoned PUD (Planned Unit Development) with an <br />underlying land use of LI (Light Industrial). <br /> <br />On January 18, 1994, the City Council adopted a Business Park Zoning <br />Ordinance that could be implemented for the western area business park (see <br />attached). This ordinance basically provides for light manufacturing, office, <br />and limited commercial uses. <br /> <br />The requested rezoning to business park for those properties identified on the <br />attached map will be consistent with the adopted comprehensive land use <br />plan designation of LI (Light Industrial). Therefore, the requested rezoning <br />will implement the existing land use plan designation and concept of a <br />4t business park for the western area of the community. <br /> <br />P.O.
