<br /> <br />MEMORANDUM <br /> <br />TO: Sheila Cartney, Senior Planner <br /> <br />Terry Maurer, City Engineer ~\ <br /> <br />FROM: <br /> <br />DATE: February 28, 2007 <br /> <br />SUBJECT: Renner 3rd Addition <br />File # 226-166P <br /> <br />As requested, we have reviewed the information submitted by John Oliver & Associates for <br />Renner Third Addition. The submittal included a preliminary plat, a final plat and two <br />easement vacation exhibits. It is our understanding that the purpose of the plat is two-fold: <br />First, Renner Well Drilling is trying to combine all of the property they currently use for <br />their business operations together with another nine acres into one lot and block. The <br />second purpose of the third addition is modify the alignment of 156th Avenue right of way, <br />as the detention pond for Lot 2, Block 2 (Furniture & Things) has been determined to be <br />partially in the existing right of way. Based upon our review, we would offer the following <br />comments: <br /> <br />1. The proposed easements to be vacated within Lots 4, 5, 6 and 7, Block 1 ofR.R. <br />Industrial Park are appropriate based on Renner Third Addition. The easement <br />vacations should be conditioned on the recording of Renner Third Addition. <br />2. Since 156th Avenue is not currently constructed, any building that Renner Well <br />Drilling undertakes on the expanded Lot 1, Block 1 should be focused towards their <br />existin~ facility and utilize the existing access points from their site onto the portion <br />of 156t Avenue, which is currently built. <br />3. The proposed right of way vacation for a portion of 156 th Avenue is appropriate, <br />again, conditioned upon the recording of the plat of Renner Third Addition. <br />4. The only additional comment we have regarding the plat would be a 10-foot drainage <br />and utility easement should be provided along the frontage of Outlot A. <br />5. Even though Lot 1, Block 2 is being replatted to be slightly larger with this third <br />addition, the original condition placed on that lot with the second addition should <br />remain in place.
