<br />eliminate Lot 2, Block 1. When Kennedy Street is continued out of the south end of <br />Cranberry Ridge, we would again recommend that it be at a 30 mph design speed. <br /> <br />3. Each lot shows there is a primary and secondary septic system site. Prior to issuance <br />of building permits on any of these lots, the septic sites should be tested to ensure <br />that they are adequate for the size home proposed, and then they need to be <br />protected prior to any construction activities. <br /> <br />4. Sherburne County has requested improvements along CSAH 33 at 207th Avenue <br />intersection. Those improvements are included in the submittal package reviewed. <br /> <br />5. At the south end of Kennedy Street, a temporary cul-de-sac must be constructed. <br />City policy is that temporary cul-de-sacs must be constructed to the standard size <br />and strength. Either additional easement will be needed on Lots 4 and/or 10, or an <br />easement from the property owner to the south. At the back of the temporary cul- <br />de-sac, a sign needs to be installed notifying residents that it is intend this roadway <br />will continue in the future. The sign can be provided by the City Street Department, <br />. but must be installed by the developer. <br /> <br />6. Right-of-way should be dedicated through this plat for a connection to Johnson <br />Street. <br /> <br />7. A comment received at the staff review meeting is that this development should be <br />required to use clustered mailboxes. <br /> <br />8.
