<br />Case File: CU 06-27 <br />Page 6 <br /> <br />. <br /> <br />elevation, other than the north, incorporate several elements to provide roofline variations. Two of <br />the three corners, excluding the entrance corner, are being presented with stout hip roof structures. <br />It is the opinion that these new corner roof structures do not compliment the architecture the <br />entrance details provide, which has gable roof lines. The west elevation (which faces the residential <br />development) did not introduce any roof line variations through the length of it. Staff is still in the <br />opinion that gable elements could be included over the "spandrel glass areas" of the buildings along <br />with varied and distinctive parapets, especially along the west elevation. <br /> <br />The previous elevations had proposed spandrel glass in all of the "windows" in the north and west <br />fa<;ade. With the redesign, the applicant is introducing EIFS "windows" surrounded by aluminum <br />window frames. It is the opinion of staff that this approach is a step backwards and does not meet <br />the guidelines either, as clear, transparent or translucent windows should be used for all ground floor retail uses. <br />Staff suggests the proposed EIFS "window" be modified to meet the guidelines. <br /> <br />The bases of the columns are flared downward Foundations - usuallY if masonry;flared downward, makes the <br />base if the structure strong to express solidi!). <br /> <br />Elements common to the Crqftsman, Arts & Crqfts are introduced with mullion pattern in the windows <br />which add pedestrian scale with patterns and rhythm. <br /> <br />Although lighting is not indicated on the elevations, all exterior fixtures must have downward directed light <br />sources (full cut-off). Lighting shall comply with the design standards and exhibits indicating locations <br />on the building and on site shall be provided prior to City Council submittal. <br /> <br />. Two wall mounted signs, 6'-4" wide by 7'-6" high, are proposed for the store.
