The YMCA has years of success (and unfortunately some <br />less successful) with this equipment. The YMCA's experience coupled with our <br />experience and ability to understand these complicated issues will create a solution <br />that will not only provide a safe environment for the occupants but provide many <br />years of uncomplicated operation and maintenance. <br /> <br />'I <br /> <br />Budget Management <br />Budget management must also be mentioned in any discussion of team collaboration <br />and participation. The BWBR team believes budget management is absolutely <br />integral to any project success. All of our past large YMCA projects have finished <br />on or under budget and on or ahead of schedule. Teaming with your <br />construction manager and owner's representative, we seek to manage the total <br />project budget, not just the construction budget. We will examine the project <br />budget with you to assure everyone shares a realistic set of expectations from the <br />beginning. We customarily recommend including alternates in the bidding <br />documents to provide for budget flexibility and market uncertainty as well as <br />staying on schedule in this proactive manner. <br /> <br />Design for Greatest Value <br />When the YMCA finally moves into the new faciliry, the construction afforded by <br />the project design will be pleasing inside and outside for years to come. It will be a <br />durable building through smart design, which will have considered and potentially <br />included recycled materials. It will not rely on bland rugged materials. It can be <br />easily envisioned that the site will have stormwater rain gardens, biofiltration <br />characteristics, reclaimed site materials and many more "green" features. The design <br />will allow the YMCA to function in a manner they wish to do so today (like fully <br />implementing the new Gullick principles for members and providing multi-purpose <br />spaces) and allow for efficient alterations and additions in the years to come (due to <br />the success of the YMCAs, there are very few Minneapolis YMCA facilities that exist <br />as they were originally built). Interior finishes will have been evaluated for cost and <br />life cost and most importantly originally specified into the project using national <br />YM CA standards. <br /> <br />Uncompromising Service and Leadership <br />In the end, our approach to the design and management of this project can be <br />characterized as straightforward common sense.
