The proposal is to re-subdivide the site into three oudots: <br /> <br />A: 10 acres, 300 feet of frontage <br />B: 10 acres, 300 feet of frontage <br />C: 71.8 acres, 100 feet of frontage. All lot sizes are approximate. <br /> <br />A Variance was granted by the Board of Adjustments, at their meeting in December, allowing the 100 feet of <br />frontage for Oudot C. The A-l Ordinance requires a minimum frontage of 300 feet. <br /> <br />Analysis <br /> <br />The property is located within area identified by the Comprehensive Plan as Commercial Reserve. The <br />Comprehensive plan recognizes that the area will develop in the future, likely as a commercial, after "planning <br />to facilitate the desired form of development." Generally, to more effectively facilitate successful commercial <br />growth, it is desirable to preserve large lots, and minimize substantial private and public investment in non- <br />compatible land uses, reducing land assembly and clearance costs. <br /> <br />To preserve this goal, the applicant has agreed to plat the lots as oudots, allowing transfer of ownership, but <br />restricting building on the lots. All lots are 10 acres in size or greater. The proposed subdivision is consistent <br />with the goals prescribed in the Comprehensive Plan, and does not unduly hamper future development of the <br />area. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the plat of Aggregate Commercials with the following <br />conditions: <br /> <br />1. This final plat approval shall expire one year from the date of this resolution if the final plat <br />is not recorded within that time. <br />2.
