<br />Case File: 06-07 <br />Page 2 <br /> <br />Plannina Commission <br /> <br />At the regular Planning Commission meeting on December 12, 2006 the Commission <br />recommended approval of the Ordinance Amendment as presented. A Public Hearing was held and <br />no one from the public was present. <br /> <br />Overview <br /> <br />The Agriculture Conservation (A 1) zoning designation is established for the purpose of preserving, <br />promoting, maintaining, and enhancing the use of land for commercial agricultural purposes, to <br />prevent scattered and leap-frog nonfarm growth, and to protect expenditures for such public <br />services as roads and road maintenance, and police and fire protection. The minimum lot size in the <br />A 1 district is 10 acres; however, there is a stipulation for lots that are 40 acres or more, they can be <br />subdivided at a density of one lot per 10 acres, with a minimum lot area of 2.5 acres. Staff has <br />revised the ordinance to provide clarification <br /> <br />Sec. 30-1581. Provided a parcel is 40 acres or more it may be subdivided, with a density of one lot per 10 acres <br />with a 2 %-acre minimum lot. A master plan for the area is required. The master plan should <br />include future lot configurations, density, transportation, Natural Resource Inventory (NRI) and <br />connections with adjacent areas. <br /> <br />Example: 60 acres can be subdivided into 6 lots (1 lot per 10 acres); lot sizes with a minimum of 2.5 <br />acres.
