<br /> <br />MEMORANDUM <br /> <br />TO: Chris Leeseberg, Park Planner/Planner <br /> <br />FROM: Terry Maurer, City Engineer <br /> <br />DATE: November 9,2006 <br /> <br />SUBJECT: Matthews Auto Body Site Plan <br />File # 226-155P <br /> <br />As requested, we have reviewed the revised submittal from Bogart, Pederson & Associates <br />for the Matthews Auto Body site. The plan set we reviewed had a revision date of October <br />27, 2006. Based on our review, we would offer the following comments: <br /> <br />1. The internal layout of the diagonal parking and driving aisle has been modified to <br />provide the necessary 20-foot clearance between the building and parking stalls for <br />emergency vehicle access. <br />2. Although dimensions are not detailed on the site plan drawing, it appears that additional <br />street easement for Hudson Street can be provided and still meet the required setbacks <br />for parking on the site. The drawing should detail these dimensions and an easement for <br />street, utility and drainage purposes over the area provided for Hudson Street paving, <br />and 10 - 15 feet outside of the paved area for snow storage and small utilities should be <br />provided. <br />3 . We have received storm drainage calculations and they appear to adequate. <br />4. We have received a report indicating that the existing septic system on the site is <br />adequate. <br />5. It appears from the site plan that less that one acre will be disturbed; therefore, the site <br />will not be required to obtain a NPDES permit. However, the site should still be <br />required to follow the City's standard Storm Water Pollution Prevention Plan (SWPPP) <br />requirements. Silt fence is shown around the perimeter of the majority of the work area. <br />There are two openings in the silt fence; one up near the frontage road and one near <br />Hudson Street. Only one construction access should be provided. One of these <br />openings needs to be closed or if two are necessary for logistics of the construction <br />operation, then an additional rock driveway needs to be provided. <br /> <br />In the southwest comer of the site there is storm drainage off the lot from the proposed <br />pond to the existing storm sewer system, and there is grading contour shown off the site. <br />
