Will not involve uses, activities, processes, materials, equipment and conditions if operation that will be <br />detrimental to a'!Y persons or property because if excessive trqfjic, noise, smoke, fumes, glare, odors, dust or <br />vibrations. <br />6. Will not result in the destruction, loss or damage if a natural, scenic or historic feature if mqjor importance. <br />7. Will fullY complY with all other requirements if this Code, including a'!Y applicable requirements and <br />standards for the issuance if a license or permit to establish and operate the proposed use in the ciry. <br /> <br />If denial of such a permit should occur, it shall accompany recommendations or determinations by <br />findings or a report stating how the proposed use does not comply with the standards set forth in <br />Section 30-654. <br /> <br />Planning Commission <br /> <br />The meaning of outdoor storage was the key issue discussed at the meeting. The applicant is <br />proposing an area of privacy fencing for the secured temporary outdoor parking of customer's <br />classic cars. Staff had indicated at a staff meeting with the applicant that this would be considered <br />outdoor storage and staff would recommend that it not be allowed. The Planning Commission <br />discussed the meaning of outdoor storage but made no motion regarding it. <br /> <br />Noone spoke at the public hearing. <br /> <br />The Planning Commission recommended approval of the request. <br /> <br />Recommendation <br /> <br />Staff and the Planning Commission recommend the City Council approve the request with the <br />following conditions: <br /> <br />1. All comments of the City Engineer shall be addressed. <br />2. The building shall meet all applicable building codes. <br />3. The building shall meet all applicable fire codes. <br />4. All vehicles shall be parked on an approved surface (not landscaped areas) within the <br />property per setback requirements. <br />5. No vehicles shall be parked in the public right-of-way or on sidewalks. <br />6. No outdoor storage shall be allowed. <br />7. All vehicle maintenance and/or restoration shall occur within the building. <br />8. Trees shall be planted on the property, as indicated on Staff Exhibit "A". <br />9.
