<br />Subsection I. <br /> <br />Drainage and Erosion Control <br /> <br />The on-site soils are very good for construction. All applicable best practices for erosion control <br />shall be adhered to. Any construction on the site will require a NDPES permit as well. There <br />are no wetlands that have been identified on the site. Any earthen slopes will be designed to <br />minimize erosion and will be sodded or seeded to minimize any erosion potential. <br /> <br />The storm water pond on-site will be designed to handle the 1 DO-year back-to-back storm event, <br />and will retain all storm water on site. Soils are excellent for infiltration, and therefore the pond <br />may not hold a permanent pool under dry conditions. <br /> <br />Subsection J. <br /> <br />Utility Design <br /> <br />It is anticipated that due to the high electric power loads to power the computers, the high <br />demand for circulated cooling water to keep the facility from overheating, and the sanitary sewer <br />loading from the blow-off of the cooling towers, the utility demands of this facility are substantial. <br /> <br />Elk River Municipal Utility has already identified that they will work with potential developers on <br />the project for the placement of necessary infrastructure. <br /> <br />Water Main <br /> <br />There is an existing 10" Water Main that runs through proposed south property line of the <br />development site that was recently constructed. <br /> <br />Sanitary Sewer <br /> <br />There is a 12" PVC Sanitary Trunk Main that runs through the proposed development on the <br />south line. <br /> <br />Subsection K. <br /> <br />Landscape Design <br /> <br />The proposed landscaping for the site will meet the City Ordinance requirements, and can <br />include a variety of species including deciduous trees, ornamental trees, coniferous trees, and <br />shrubs. <br /> <br />Subsection L. <br /> <br />Architectural Design <br /> <br />The architectural design of the building will conform to the requirements of the City. <br /> <br />5 <br />
