<br />Riverside Development <br />July 5, 1994 <br /> <br />Page 2 <br /> <br />e <br /> <br />OVERVIEW <br /> <br />Thirteen (13) acres at the northeast corner of Highway 169 and 193rd <br />Avenue are currently zoned PUD (Planned Unit Development) with an <br />underlying land use of HB (Highway Business Commercial). These two <br />designations are appropriate to allow commercial development to occur. <br />Riverside Development's request is to add one additional acre on the north <br />end of this thirteen (13) acres increasing the size of the commercial area from <br />thirteen (13) to fourteen (14) acres. This request is consistent with the <br />Growth Management Plan which discusses Highway 169 being the <br />commercial corridor. However, the extension of commercial along the east <br />side of Highway 169 from 193rd Avenue to 197th Avenue will need to be <br />discussed as part of updating the Comprehensive Plan. For the most part, <br />this request is a minor extension of the existing commercial currently in <br />place. The one acre is necessary to accommodate a proposed Development <br />Plan for the fourteen (14) acre parcel. <br /> <br />Please refer to the attached report to the Planning Commission for more <br />information. <br /> <br />e <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />The Planning Commission unanimously recommended approval of both the <br />Comprehensive Land Use Plan Amendment and rezoning. <br /> <br />RECOMMENDATION <br /> <br />It is recommended the City Council approve Riverside Development's request <br />to amend the Comprehensive Land Use Plan from MR (Medium Density <br />Residential) to HB (Highway Business) and rezoning from Rle (Single <br />Family Residential) to PUD (Planned Unit Development). <br /> <br />e <br /> <br />riversid.council <br />
