<br />Darkenwald Family Partnership <br />June 21, 1994 <br /> <br />Page 2 <br /> <br />i) <br /> <br />REVISED SITE PLAN <br /> <br />Since the last Planning Commission meeting, the developer has made some <br />modifications to the site plan. Generally, the changes are as follows: <br /> <br />· Eliminating the Little Caesar's Pizza <br />· Relocating parking from the south side of Mr. Movies building to the <br />north side. <br />· Shifting the parking area on the north end of Tires Plus further north and <br />adding five (5) additional stalls. <br />· Eliminating the proposed right in/right out onto Highway 169. <br />· Adding a conceptual drawing of a right hand turn lane at Carson Street at <br />Main Street. <br />· Adjusting the Burger Time parking lot accordingly as a result of the <br />improvements to Carson Street. <br /> <br />ISSUES DISCUSSED AT PREVIOUS COMMISSION MEETING <br /> <br />. <br /> <br />· Noise from the auto repair business <br />. Parking availability <br />· Improvements to the intersection of Carson Street and Main Street <br />· Overall density of the project <br />· Additional green space <br />· Compatibility of commercial development to the Guardian Angels facility <br />· Screening along the west property line <br />. Signage <br />· Hours of operation <br />· Possible odors from the auto repair business <br />. Mechanical equipment <br />· Outdoor storage of tires and other auto parts <br />· Overhead doors of J.R. Tech facing the residential to the west <br /> <br />A majority of these concerns can be addressed in one way or another, <br />however, a few of these issues are more significant and should be discussed at <br />this time. <br /> <br />PARKING <br /> <br />. <br /> <br />Attached is a survey of the same auto repair facilities as proposed from <br />various communities. It has been pointed out all along the concern of <br />available parking on site. Based on this survey, the City's requirements of <br />one stall per every 500 square feet appears to be inadequate.
