<br />Gerald Sneft <br />June 20, 1994 <br /> <br />Page 2 <br /> <br />e <br /> <br />NATURAL FEATURES <br /> <br />The proposed 10.4 acre parcel has very few trees located on the site, <br />therefore, no tree protection plan shall be required with this proposal. There <br />does appear to be a small wetland located towards the rear of the parcel. <br />There is ample room on the 10.4 acre site to construct a home and driveway <br />and not require any filling of wetlands. There also appears to be room for <br />two septic locations on the proposed parcel. <br /> <br />PARK DEDICATION <br /> <br />With the creation of the new parcel, park dedication will be required. A cash <br />payment of $450 will be a condition of approval. <br /> <br />RECOMMENDATION <br /> <br />It is recommended the City Council approve the administrative subdivision <br />request by Gerald Sneft to divide 39 acres into one 10.4 acre parcel (Parcel A) <br />and one 28.67 acre parcel (Parcel B) with the following condition: <br /> <br />e <br /> <br />1. <br /> <br />PAYMENT OF PARK DEDICATION FEES IN THE AMOUNT <br />OF $450 BE PAID TO THE CITY PRIOR TO RECORDING. <br /> <br />e <br /> <br />sneft.council <br />
