The proposed <br />subdivision will create two parcels to allow for a twinhome which will give each dwelling unit its <br />own individual piece of property. The new property line will be located down the middle of the <br />existing duplex. Each half of the duplex can then be owned independently of the other. The <br />applicant was granted a similar Administrative Subdivision for the property directly to the east in <br />2003. <br /> <br />The required front yard setback in the R-3 district is 30-feet. The twinhome will not meet this <br />requirement as parcels A & B will be approximately 25-feet from the property line. The twinhome <br />does not meet one of the side yard setbacks of 10-feet. It does meet the rear yard setback of 30-feet. <br /> <br />For both parcels, a variance of 10-feet on the shared property line will need to be granted, as well as <br />a 5-foot variance from the front property line. Staff would recommend approval of this request. <br /> <br />At the staff site plan review meeting, the two comments that were raised were that the applicant will <br />need to meet with Building Department to discuss construction codes and how they will apply to <br />the twinhome lots and a variance will be required. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the request with the following conditions: <br /> <br />1. The building shall meet all applicable building codes. <br />2. The building shall meet all applicable fire codes. <br />3.
