As illustrated on the attached site plan, the building will be <br />located along 191st Lane with the storm drainage pond directly to the north. <br />A bituminous driveway and parking area will be included providing <br />access to each of the three (3) storage units. In order to meet required <br />setbacks, the building will need to be a minimum of thirty (30) feet from the <br />front property line and ten (10) feet from each side lot line. Parking setbacks <br />are ten (10) feet from all property lines. <br /> <br />STORM DRAINAGE POND <br /> <br />The existing storm drainage pond will need to reconfigured to accommodate <br />the proposed location of the building and provide adequate storage capacity <br />for storm water run-off. As with all storm ponds, side slopes must not exceed <br />a 4:1 slope. During a reconfiguration of the pond and construction of the <br />building, proper erosion control measures (such as silt fence) will need to be <br />installed. In addition, once grading of the pond is completed, stabilizing the <br />side slopes with sod or seed (whichever is necessary) will need to occur. <br /> <br />LANDSCAPING <br /> <br />e <br /> <br />Even though this project is proposed on City property, it is still important to <br />recognize the zoning ordinance requirements. Therefore, given the size of <br />this parcel, eighteen (18) trees will be required to be installed throughout the <br />site. If the Boy Scouts want to plant larger trees, the total number can be <br />reduced proportionately. <br /> <br />PROPOSED BUILDING <br /> <br />The building itself will resemble a residential garage. Three (3) 10 x 8 <br />overhead garage doors will face 191st Lane. The current proposal includes a <br />plywood (Tl-ll) material to be used on all four sides and the roof having <br />asphalt shingles. It is recommended the building be painted to be compatible <br />with the neighborhood. <br /> <br />BUILDING OWNERSHIP <br /> <br />At this time, it is expected the City will retain ownership of the property as <br />well as owning the proposed building. A lease agreement with the Boy Scout <br />Troops will be prepared by the City Attorney outlining the terms and <br />conditions for use of the building. <br /> <br />e <br /> <br />todd.pc <br />
