Mr. <br />Tarnowski was assessed for two buildable parcels even though there was only <br />one legal parcel of record. Mr. Tarnowski has recently constructed a new <br />home on Lot 2, Block 8, Westwood Subdivision, and would like to build a new <br />home on Lot 1, Block 8, Westwood Subdivision, to help pay the costs of the <br />assessments. <br /> <br />DIMENSIONAL REGULATIONS <br /> <br />The Westwood Subdivision was platted in 1953 and the majority of the lots <br />(including corner lots) measure approximately 75 feet wide by 120 - 140 feet <br />in depth. Lot 1 and Lot 2, Block 8, measure 75 feet by 120 feet (9,000 square <br />feet in size). The minimum lot requirements in the R1c zoning district are <br />10,000 square feet in size and 80 feet in width. Each parcel is somewhat <br />below the City's minimum standard, therefore, a variance was required as <br />part of the administrative subdivision process. <br /> <br />PARK DEDICATION <br /> <br />With the creation of a new parcel, park dedication will be required. A cash <br />e payment of $450.00 will be a condition of approval. <br /> <br />RECOMMENDATION <br /> <br />It is recommended the City Council approve the administrative subdivision <br />request by Roger Tarnowski to divide Lot 1 and 2, Block 8, Westwood <br />Subdivision, into two separate parcels with the following condition: <br /> <br />1. PAYMENT OF PARK DEDICATION FEES IN THE AMOUNT <br />OF $450 BE PAID TO THE CITY PRIOR TO RECORDING. <br /> <br />e <br /> <br />tarnowsk.cc <br />
