<br />. <br /> <br />. <br /> <br />. <br /> <br />(1) The maximum permissible occupancy of any rental dwelling unit shall be <br />determined as follows: <br />a. For the first occupant, 150 square feet of habitable room floor space, and, for every <br />additional occupant thereof, at least 100 square feet of habitable room floor space is <br />required. <br />b. The unit shall be provided with a separate closet. <br />c. The unit shall be provided with a kitchen sink, cooking appliance, and refrigeration <br />facilities, each having a clear working space of not less than 30 inches in front. Light and <br />ventilation conforming to this article shall be provided. <br />d. The unit shall be provided with a separate bathroom containing a water closet, <br />lavatory, and bathtub or shower. <br />e. In no event shall the total number of occupants exceed two times the number of <br />habitable rooms, less kitchen, in the dwelling unit. <br />(2) No person shall occupy as an owner-occupant, or let to another for occupancy, any <br />dwelling unit for occupancy by more than one family, other than for temporary guests. <br />(Code 1982, S 1007.08) <br /> <br />Sec. 30-263. Electrical equipment. <br />(a) All electrical equipment, wiring, and appliances shall be installed and maintained in <br />a safe manner in accordance with all .applicable laws. All electrical equipment shall be of <br />an approved type. <br />(b) Where there is electrical power available within 300 feet of any building, such <br />building shall be connected to such electrical power. Every habitable room shall contain <br />at least two electrical convenience outlets or one convenience outlet and one electric <br />light fixture. Every water closet compartment, bathroom, laundry room, furnace room, <br />and public hallway shall contain at least one electric light fixture. <br />(c) Aid from the state electrical board will be solicited as needed to determine whether <br />or not electrical equipment and/or wire are safe. All fees for such aid shall be paid by the <br />premises owner. <br />(Code 1982, S 1007.10) <br /> <br />Sec. 30-264. Doors, windows and locks. <br />(a) Generally. No person shall occupy as an owner-occupant, or let to another for <br />occupancy, any dwelling or dwelling unit for the purposes of living, sleeping, cooking, or <br />eating unless all exterior doors and windows of the dwelling or dwelling unit meet the <br />requirements of this section. <br />(b) Building security system and entrance doors. <br />(1) When access to a dwelling unit door is gained through a common corridor or <br />entrance in a dwelling in which four or more dwelling units share a common entrance or <br />corridor, an approved system of controlled access shall be maintained for each multiple- <br />family building to control access. The security system shall consist of locked building <br />entrance and foyer doors, and locked doors leading from the hallways into individual <br />dwelling units. Dead-latch type door locks shall be provided with releasable lever knobs <br />on the inside of building entrance doors, with a security strike plate with three-inch <br />screws, and with key cylinders on the outside of the building doors. Building entrance <br />door latches shall be of the types that are permanently locked. A communication system <br />or device such as an intercom, telephone, audible bell or buzzer or other approved <br />means of making contact with the tenants must be provided. <br />(2) All multiple-family dwellings in existence at the time of adoption of the ordinance <br />from which this article is derived which were not previously required to have an approved <br /> <br />42 <br />
