<br />Heritage Landing 2nd Addn. <br />May 16, 1994 <br /> <br />Page 2 <br /> <br />e <br /> <br />The preliminary plat includes nine single family lots, all of which meet the <br />RId zoning requirements of a minimum 14,000 square foot lots and ninety <br />(90) feet of frontage at the setback line. <br /> <br />The existing trees on site will either be relocated prior to grading the site <br />and/or protected and saved during the development of the homes on each <br />individual lot. However, some of the trees will be lost due to difficulty in <br />relocating them because of their proximity to one another. <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />The Planning Commission recommended approval of the preliminary plat <br />request with the conditions stated in the staff report and included the <br />following: <br /> <br />e <br /> <br />. Amending condition #7 to include a statement that a street light be <br />provided in the center island at the end of the cul-de-sac <br />. Adding condition #8: Staff work with the developer to modify the proposed <br />grading on Lot 1 to save as many trees as possible. <br />. Adding condition #9: Staff research alternatives to deal with the long term <br />maintenance/ownership of the landscaped center island at the end of the <br />cul-de-sac. <br /> <br />RECOMMENDATION <br /> <br />It is recommended the City Council approve the preliminary plat for Heritage <br />Landing 2nd Addition with the following conditions: <br /> <br />1. TREE PRESERVATION PLAN BE SUBMITTED ALONG WITH <br />A GRADING PLAN TO ILLUSTRATE THOSE AREAS OF <br />TREES THAT WILL BE SAVED DURING GRADING OF THE <br />PLAT. <br /> <br />2. ALL OUT BUILDINGS BE REMOVED PRIOR TO RECORDING <br />THE FINAL PLAT. <br /> <br />3. A UNIFORM MAILBOX DESIGN BE PROVIDED. <br /> <br />4. A DEVELOPERS AGREEMENT BE PREPARED AND <br />EXECUTED PRIOR TO RECORDING THE FINAL PLAT. <br /> <br />e <br /> <br />5. <br /> <br />PARK DEDICATION IN THE AMOUNT OF $4,050 BE PAID. <br /> <br />heritage.council <br />
