May 16, 1994 Page 2 e The preliminary plat includes nine single family lots, all of which meet the RId zoning requirements of a minimum 14,000 square foot lots and ninety (90) feet of frontage at the setback line. The existing trees on site will either be relocated prior to grading the site and/or protected and saved during the development of the homes on each individual lot. However, some of the trees will be lost due to difficulty in relocating them because of their proximity to one another. PLANNING COMMISSION RECOMMENDATION The Planning Commission recommended approval of the preliminary plat request with the conditions stated in the staff report and included the following: e . Amending condition #7 to include a statement that a street light be provided in the center island at the end of the cul-de-sac . Adding condition #8: Staff work with the developer to modify the proposed grading on Lot 1 to save as many trees as possible. . Adding condition #9: Staff research alternatives to deal with the long term maintenance/ownership of the landscaped center island at the end of the cul-de-sac. RECOMMENDATION It is recommended the City Council approve the preliminary plat for Heritage Landing 2nd Addition with the following conditions: 1. TREE PRESERVATION PLAN BE SUBMITTED ALONG WITH A GRADING PLAN TO ILLUSTRATE THOSE AREAS OF TREES THAT WILL BE SAVED DURING GRADING OF THE PLAT. 2. ALL OUT BUILDINGS BE REMOVED PRIOR TO RECORDING THE FINAL PLAT. 3. A UNIFORM MAILBOX DESIGN BE PROVIDED. 4. A DEVELOPERS AGREEMENT BE PREPARED AND EXECUTED PRIOR TO RECORDING THE FINAL PLAT. e 5. PARK DEDICATION IN THE AMOUNT OF $4,050 BE PAID. heritage.council
