ZC 94-2 <br /> <br />ISSUE <br /> <br />Consider rezoning approximately fifteen (15) acres from II (Light Industrial) <br />to RIb (Single Family Residential). <br /> <br />ATTACHMENTS <br /> <br />Ordinance No. 94-_, Report to Planning Commission dated April 26, 1994, <br />e Report to Planning Commission dated March 22, 1994 <br /> <br />BACKGROUND <br /> <br />On February 28, 1994, the City Council directed staff to initiate a request by <br />the City of Elk River to rezone approximately fifteen acres lying north of <br />Highway 10 and west of Queen Street alignment from II (Light Industrial) to <br />RIb (Single Family Residential). This rezoning would bring the zoning map <br />into compliance with the Comprehensive Land Use Plan map designation of <br />MR (Medium Density Residential). <br /> <br />OVERVIEW <br /> <br />e <br /> <br />This fifteen acre parcel has had a series of Planning Commission and City <br />Council action over the past 15 years. Included in the attached report to the <br />Planning Commission is a summary of the history of Planning Commission <br />and City Council actions that relate to this property. Over the years, there <br />has been a considerable amount of discussion by both the Planning <br />Commission and City Council regarding Custom Motors' compliance with <br />their conditional use permit. In addition to the discussion regarding <br />compliance with their conditional use permit, other events have occurred that <br />may confuse or complicate the matter from a historical perspective.
