If this was to occur in <br />winter, it would ice an area in the drive approximately 65 feet long. The <br />grades in this area should be reviewed to provide positive drainage to the <br />pond. <br /> <br />The grades at the top of the loading ramp located at the southwest corner of <br />the Target store drops 2.88 feet from east to west, which will allow for a part <br />of the parking and drive area to drain down the ramp to catch basin #83. The <br />grade at the southwest corner of the ramp should be raised to minimize the <br />drainage on the ramp area. <br /> <br />Catch basins #79 and #80 could be raised to lessen the drive grade to Jackson <br />Avenue. <br /> <br />Grades need to be adjusted at Jackson Avenue and the driveway entrance <br />opposite the Target store to allow for a flatter landing area. <br /> <br />A flared end section needs to be extended from catch basin manhole #78 to <br />the west to drain the low area on the adjacent property. <br /> <br />The developer must obtain a grading easement from the adjacent property (the <br />exception) along Jackson Avenue to match their grades along the south line <br />of the adjacent property. <br /> <br />There are missing proposed contour lines south of catch basin manhole #76 <br />and manhole #77. <br /> <br />Grades along the curb line east of manhole #77 and south of the Cub Foods <br />store will create a flat area of 932.77 as shown. <br /> <br />In areas where drainage is to be carried along the curb lines and sheeted <br />across bituminous areas, drainage arrows should be shown. Example: the <br />parking lot on the east side of the buildings between the Target store and Cub <br />Foods store indicate the drainage going south along the curb lines, but is the <br />drainage also intended to sheet across the parking area to catch basin manhole <br />#67? <br /> <br />The retaining wall along the south property line is shown to be 16 feet high. <br />The wall should be terraced in four to five foot high increments, as discussed <br />by the developers at the public hearing. <br />
