The actual <br />signage shall contain only the name of the shopping center and specific identification for each of <br />the major tenants. <br /> <br />Individual tenant signage, on the front face of the building, shall be consistent with the "project <br />development plans". For the Target Store, this includes a 7'.0" diameter "bulls eye" and 6'.0" <br />high individual, internally illuminated letters. A "Pharmacy" sign with 2'.0" (approximately) <br />internally illuminated letters shall be placed adjacent to the entrance. <br /> <br />Signage for the other anchor tenant, Cub Foods, shall be compatible with both Cub's <br />requirements and City approval. All signage shall be internally illuminated, individual letters. <br />proposed signage includes the following: <br /> <br />"Cub" <br />"Foods" <br />"24 Hour Savings" <br />"Pharmacy" <br /> <br />approximately 10'.0" high <br />approximately 6'.0" high <br />approximately 3'.0" high <br />approximately 2'.0" high <br /> <br />Fascia signs for individual retail tenants shall be for store identity only. Capitol letters shall be no <br />larger than 32" high, lower case letters shall be no larger than 24" high. Signs shall be centered <br />over the entrance doors to the tenant space, or the leased area, but in no case shall they extend <br />closer than 3'.4" from the projected lease line. These signs shall be internally illuminated, <br />individual letters placed on a 4" square electrical raceway, painted to match the brick facia. <br /> <br />No signage shall be permitted on the sides or rear of the building, other than that required for <br />delivery identification or traffic control. <br /> <br />Individual, pylon type signs will be permitted at designated outlots. These signs shall not exceed <br />10'.0" in height and 1 00 square feet in area. The actual design shall be subject to the review and <br />approval of the City Planning Commission and Council. All other outlot signage shall conform the <br />City requirements, and shall be subject to the Citys review and approval as part of the individual <br />outlot development PUD process. <br /> <br />Miscellaneous: <br /> <br />Trash enclosures were inadvertantely omitted from the Phase One Development plans submitted <br />for City review. The trash enclosures shall be constructed of decorative "rockface" concrete <br />masonry compatible with the general architectural character of the project. These enclosures shall <br />be screened from the public through the use of both planting and landscaped berms.
