r I -\.(
( ?I
€lll River

MEMORANDUM

TO: PLANNING COMMISSION
FROM: STEVEN B. ACH, CITY PLANNER /s:d2--

DATE:

APRIL 14, 1994

SUBJECT: REQUEST FOR PRELIMINARY PLAT
APPROVAL BY COUNTRY RIDGE
PARTNERSHIP. PUBLIC HEARING
CASE P94-2

ISSUE

Consider request for preliminary plat by Country Ridge Partnership to
subdivide approximately 40 acres into 73 single family lots.

LOCATION

NE corner of the extension of Joplin Street on County Road 30.

e ATTACHMENTS

Revised preliminary plat. Unapproved minutes from the March 21 City
Council meeting. Unapproved minutes from the February 22 Planning
Commission meeting. Report to the Planning Commission dated February
22, 1994. Memorandum to the Park and Recreation Commission dated
March 31, 1994.

BACKGROUND

e

The Planning Commission originally recommended approval of this
preliminary plat as it was presented which consisted of 97 lots throughout
the entire 40 acre parcel. However, at the City Council meeting Park and
Rec Commission Chairman. Dave Anderson, offered some comments
regarding the number of trees that existed along the north end of the project
and expressed an interest to save these trees. One option expressed by Mr.
Anderson was to have approximately the northerly seven acres dedicated as
park to assure complete protection of the large stand of trees. The other
option would be to increase the lot sizes considerably to enhance the
preservation of the trees. The City Council directed staff to meet with the
developers and present a revised plat to the Park Commission for their
consideration as well as bringing the plat back to the Planning Commission.

P.O.
