P 94-2 <br /> <br />FROM: <br /> <br />TO: <br /> <br />DATE: <br /> <br />REQUESTED ACTION <br /> <br />Country Ridge Partnership is requesting preliminary plat approval to <br />subdivide approximately 40 acres into 98 single family lots. <br /> <br />LOCATION <br /> <br />e <br /> <br />Northeast corner of future extension of Joplin Street and County Road No. <br />30. <br /> <br />ATTACHMENTS <br /> <br />Location Map, Zoning Map, Preliminary Plat, Utility Plan, Grading Plan, <br />Concept Plan of Entire Property, Memo from Park & Recreation Commission <br /> <br />ZONING STANDARDS <br /> <br />The property is zoned R-1C (Single Family Residential) which requires a <br />minimum 10,000 square foot lot with 80 feet of frontage at the setback line. <br />As presented, the plat meets these minimum standards. <br /> <br />EXISTING CONDITIONS <br /> <br />The 40 acre parcel is bounded by County Road No. 30 on the south, existing <br />single family on the east, County Fairgrounds to the north, and the Lakoduc <br />homestead on the west.
