<br />e <br /> <br />all RIa setback requirements prIor to recording the Administrative <br />Subdivision. <br /> <br />ACCESS <br /> <br />Access from both lots will be off County Road No. 1. Sherburne County has <br />been contacted and feels that the applicant has provided sufficient right-of- <br />way along County Road No. 1. <br /> <br />NATURAL FEATURES <br /> <br />Parcel B is wooded with oak trees. Therefore, when the home is constructed, <br />measures should be taken to reduce the damage to the oak forest. Trees that <br />are to be protected should be fenced off and this area should be left <br />undisturbed. There doesn't appear to be any wetlands which will be affected <br />by the subdivision of this property. However, the applicant will be required <br />to show any existing wetlands on either Parcel A or Parcel B. There appears <br />to be ample area on the 3.2 acre parcel to construct a home and septic system. <br /> <br />PARK DEDICATION <br /> <br />e <br /> <br />With the creation of a new parcel, park dedication will be required. A cash <br />payment of $450 will be a condition of approval. <br /> <br />RECOMMENDATION <br /> <br />It is recommended the City Council approve the administrative subdivision <br />request by Adon Molde to divide 10.8 acres into one 7.2 acre parcel and one <br />3.6 acre parcel with the following conditions: <br /> <br />1. Payment of Park Dedication Fees in the amount of $450 be paid to the <br />City prior to recording. <br /> <br />2. A tree protection plan be implemented at the time of building permit <br />application. <br /> <br />3. Prior to recording, the applicant must show that the existing home <br />meets all RIa setback requirements. <br /> <br />e <br />
