The proposal is to divide the site into two lots; one lot 2.2-acres in size and one <br />outlot .12-acres in size. <br /> <br />The property is zoned Rlc, which has a minimum lot size of 11,000 square feet, and is surrounded <br />by PUD and Business Park zoning. Trott Brook Farms subdivision is located to the east across <br />T\vin Lakes Road; Mulvaney Point Business Park is located to the west. The lot meets the <br />dimensional requirements for the Rlc zoning district. <br /> <br />An existing home is located on what ~vill be Lot 1, Block 1. <br /> <br />Natural Resource Inventory <br /> <br />TIle Natural Resource In'ventory does not indicate any natural resources in dle area. <br /> <br />Parks and Recreation Dedication Recommendation <br /> <br />Park dedication shall be paid in the form of cash for one lot. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve of the request with the follovring conditions: <br /> <br />1. All comments of the City Engineer shall be addressed. <br />2. All required subdivision/park information shall be provided in an electronic format <br />(.dwg file) as required by the City Ordinance and Land Use Application prior to <br />recording of the plat. <br />3.
