This plat consists of 37 <br />to\vnhouse lots. <br /> <br />One of the areas to be platted is in the center of the de\Telopment, north of 183rd A "\Tenue, west of <br />Xerxes Street and east of Yankton Street. The plat only includes the 15 townhouse lots as all the <br />street right-oE-ways have been platted and the streets installed. <br /> <br />The second area is north of 183rd Avenue and east of Xerxes Street. The plat only includes the 22 <br />townllouse lots as all the street rigIlt-of-ways ha"\Te been platted and the streets installed. TIus area <br />has been previously platted and five 2-story town home units ha\Te been constructed. <br /> <br />TIle location of right-of-\vays and the general location of town homes are consistent with the <br />preliminary plat approved by the Council on July 215\ 2003. <br /> <br />During the preliminary plat appro\Tal process, the lots \vere sho\vn to reflect the two story <br />townhomes, but the application did have examples of possible one story to"\vnhomes that could be <br />built. Due to market issues, the applicant is platting both areas to provide larger building sites for <br />one story townhomes. Some areas of tlle proposed plat are reducing the number of lots from four <br />units to three units. This ,vill result in fewer units overall than \vhat was approved widl the <br />preliminary plat. <br /> <br />The final plat for the fourth addition ,vas a similar request and t:\Vo 3-unit one-story units ha\Te <br />already been consttucted.
