Both lots meet the <br />dimensional requirements for the R"1-c zoning district. Trott Brook Farms subdivision is located to <br />the east across Twin Lakes Road; a single family residence and Mulvaney Point Business Park are <br />located to the west. <br /> <br />Comprehensive Park Plan <br /> <br />The Comprehensive Park Plan does not indicate any park target area nor trail corridor in the wider <br />area. An existing trail runs along the east side of the property and Trott Brook Park is about one <br />half mile away. <br /> <br />Natural Resource Inventory <br /> <br />The Natural Resource Inventory does not indicate any natural resources in the area. <br /> <br />Parks and Recreation Dedication Recommendation <br /> <br />Given the Comprehensive Park Plan, staff recommends that the Parks and Recreation Commission <br />recommend that park dedication be paid in the form of cash for one lot. <br /> <br />Recommendation <br /> <br />Staff recommends that the Parks and Recreation Commission recommend approval of the request <br />with the following conditions: <br /> <br />1.
