AS 94-01 <br /> <br />REQUEST <br /> <br />The applicant is requesting an administrative subdivision to divide a 10 acre <br />parcel into two 5 acre parcels. Both lots would have frontage on Twin Lakes <br />Road. <br /> <br />ATTACHMENTS <br /> <br />Location Map, Zoning Map, Site Plan, Property Owners List. <br /> <br />e <br /> <br />LOCATION OF REQUEST <br /> <br />The north 660 feet of the east 660 feet, both measured at right angles of the <br />NE 1/4 of the NW 1/4 of section 25 Township 33 Range 26, Sherburne <br />County, Minnesota. <br /> <br />DIMENSIONAL REGULATIONS <br /> <br />The affected property is located in the RIA zoning district, where the <br />minimum lot size is 2-1/2 acres with 160 feet of frontage on a public road. <br />Both proposed parcels would meet the minimum size requirements. There is <br />an existing home on the proposed northern 5 acres (Parcel A) which meets all <br />setback requirements. The applicant plans on constructing a home on the <br />proposed southern 5 acres (Parcel B). <br /> <br />ACCESS <br /> <br />Access to both lots will be off of County Road 13. Sherburne County has been contacted <br />and feels the applicant has provided sufficient right-of-way along County Road 13. <br /> <br />e <br /> <br />P.O.
