ACH, CITY PLANNER~~ <br /> <br /> <br />TO: <br /> <br />DATE: JANUARY 17, 1994 <br /> <br />SUBJECT: PROPOSED DEVELOPMENT FOR THE EARL <br />HOHLEN PROPERTY (ELK RIVER <br />CROSSING) <br /> <br />The developers of Earl Hohlen's property have offered to make a <br />brief presentation to the Planning Commission and City <br />Council. The purpose behind this meeting is to provide an <br />opportunity for the developers to introduce themselves and give <br />a brief overview of their concept plans of how Mr. Hohlen's <br />property can be developed. <br /> <br />e <br /> <br />Staff has reviewed concept plans submitted by the developers <br />approximately two months ago and have responded with a laundry <br />list of "big picture" items that need to be addressed as part <br />of this project. Issues such as wetlands, traffic, storm <br />drainage, MnDot and County highway approvals, utility <br />extensions, planning applications, and project design were all <br />emphasized in the letter. Needless to say, the issues are <br />comparable to the Elk Park Center project, which can be <br />overcome with the proper planning process. <br /> <br />The developers are not expecting any action to be taken by the <br />Planning Commission or City Council, nor does staff have a <br />recommendation at this point. This meeting is strictly <br />informational to keep the Planning Commission and City Council <br />advised to the players involved and the scope of a project that <br />will have a dramatic facelift for the Main Streett Highway <br />169 area. <br /> <br />Lastly, the developers have submitted planning applications <br />(rezoning, land use plan amendment, preliminary plat, and <br />conditional use permit) to the City for the proposed project. <br />However, upon review, additional information is needed to <br />qualify as a complete application. If the proposed project <br />proceeds forward, the Planning Commission and City Council can <br />possibly expect to see this in three to four months. <br /> <br />. <br /> <br />P.O.
