CU 93-34 <br /> <br />REQUEST <br /> <br />Richard Peterson is requesting a conditional use permit to <br />construct a metal skin agricultural accessory building greater <br />than 2,000 square feet in size, and to have two agricultural <br />structures on one lot. The proposed building will be located <br />at 11763-201 Avenue NW, Elk River. The parcel is 27.45 acres <br />in size. A memo to the Planning Commission explaining the <br />request in detail is attached. <br /> <br />ANALYSIS <br /> <br />. <br /> <br />Richard Peterson is proposing to construct a 3,190 square foot <br />metal skin agricultural accessory building. Elk River City <br />Code requires that any agricultural accessory structure greater <br />than 2,000 square feet in size must go through the conditional <br />use permit process. Mr. Peterson is also required to go <br />through the conditional use permit process because he is <br />requesting a second agricultural building on his parcel. Elk <br />River City Code requires that only one agricultural accessory <br />structure can be located on a lot. Currently, there is a 12x28 <br />(336 sq ft) agricultural lean-to structure located on the <br />property. This lean-to is used as a shelter for Mr. Peterson's <br />five horses and to cover the applicant's hay. The proposed <br />building will be located directly behind the applicant's home <br />and will be partially screened from view by the heavily wooded <br />site. <br /> <br />USE OF BUILDING <br /> <br />The proposed structure measures 36x80 with a small <br />office/tack room on the front of the structure. Half of <br />structure will be used to shelter Mr. Peterson's horses and <br />other half of the building will be used to store items such <br />trailers and miscellaneous equipment. <br /> <br />10x30 <br />the <br />the <br />as <br /> <br />. <br /> <br />The Planning Commission added an additional condition to this <br />request requiring that the building may not be used for <br />commercial purposes, including the boarding of horses, without <br />City approval.
