ACH, CITY PLANNER ~~ <br /> <br />DATE: OCTOBER 18, 1993 <br /> <br />SUBJECT: CODE AMENDMENT FOR ZERO LOT LINE <br />DEVELOPMENTS <br /> <br />ISSUE <br /> <br />Consider a request to amend the Zoning Ordinance allowing zero <br />lot line developments as conditional uses in all <br />multi-family, C2 (Office District), C3 (Highway Commercial), <br />and industrial zones. <br /> <br />ATTACHMENTS <br /> <br />Ordinance No. 93 - <br /> <br />ANALYSIS <br /> <br />e <br /> <br />Zero lot line developments occur when a building or parking <br />area is constructed over a common property line. The ordinance <br />presently allows zero lot line developments in all <br />multi-family zoning districts, C-2 (office district), and C-3 <br />(highway commercial) zoning districts. The proposed amendment <br />would expand and include both the light and heavy industrial <br />zoning districts and also apply to parking facilities. <br /> <br />In addition, the provision allowing zero lot line developments <br />would be moved from the Section entitled "Yard Regulations" and <br />listed as a conditional use permit in each of the appropriate <br />zoning districts. The primary purpose for this amendment is to <br />clarify the administration of zero lot line developments and <br />give the Planning Commission and City Council an opportunity to <br />review and recommend appropriate conditions, if necessary, on <br />each application. <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />The Planning Commission unanimously recommended approving the <br />code amendment. There were no comments from the public on this <br />item. <br /> <br />RECOMMENDATION <br /> <br />It is recommended the City Council approve the code amendment <br />as presented in the attached ordinance. <br /> <br />e <br /> <br />P.O.
