<br />r I ~\.) <br />( )j <br /> <br />~lll <br /> <br />ITEM 6.5. <br /> <br /> <br />TO: <br /> <br />FROM: <br /> <br />MAYOR & CITY COUNCIL <br />GARY SCHMITZ, ZONING ASSISTANT <h~ <br /> <br />DATE: OCTOBER 18, 1993 <br /> <br />SUBJECT: CONDITIONAL USE PERMIT REQUEST BY <br />GLEN ERTEL/PUBLIC HEARING <br />CASE # CU-93-27 <br /> <br />INTRODUCTION <br /> <br />Glen Ertel is requesting a conditional use permit to construct <br />a detached non-agricultural metal skin accessory building <br />exceeding 1,000 square feet in size. Total square footage of <br />the structure is 2,280 square feet (38' x 60'). The building <br />will be located at 19075 Twin Lakes Road. Mr. Ertel owns 4.5 <br />acres of property. <br /> <br />The memo to the Planning Commission explaining the request in <br />detail is attached. <br /> <br />ANALYSIS <br /> <br />e <br /> <br />The proposed metal skin building will be used to store Mr. <br />Ertel's personal items such as an RV, lawn tractors, several <br />trailers and other miscellaneous items. Currently Mr. Ertel <br />rents space for his equipment and he would like the option of <br />storing the equipment at his home. There is one existing <br />detached garage which will be removed to make room for the new <br />structure. <br /> <br />BUILDING SITE <br /> <br />Mr. Ertel has purchased a 45' x 100' piece of property from his <br />neighbor as a mechanism for him to place the structure near the <br />home. Other locations near Mr. Ertel's home would require <br />excessive fill or loss of trees. Staff was initially concerned <br />that this 45' x 100' addition would leave a very odd shaped lot <br />which possibly would make the future subdivision of this parcel <br />less efficient due to irregular lot lines. A closer inspection <br />by staff revealed that a large wetland encompasses the 45' x <br />100' strip of land on the south and east boundaries. I have <br />labeled the wetland on the site plan. This will severely limit <br />the possibility of building homes to the south or east of this <br />strip of property. Therefore, staff is not in opposition to <br />this unusual addition of property. <br /> <br />e <br /> <br />Whenever a portion of a parcel is sold or added on to another <br />parcel, City staff approval is required before the addition is <br />recorded at Sherburne County. This process is important to <br />ensure that the remaining parcel remains a legal, conforming <br />lot. Mr. Ertel has submitted the necessary forms for this to <br /> <br />P.O.
