ACH, CITY PLANNER~ <br />OCTOBER 18, 1993 <br /> <br /> <br />TO: <br /> <br />DATE: <br /> <br />SUBJECT: VARIANCE REQUEST BY DENNIS <br />CHUBA/PUBLIC HEARING, CASE NO. <br />V 93-07 <br /> <br />ISSUE <br /> <br />A ten foot variance to the required ten foot side yard parking <br />setback. <br /> <br />LOCATION <br /> <br />317 and 323 Main Street (Lots 1, 2, and 3, Block 2, village of <br />Elk River), Elk River, Minnesota. <br /> <br />ATTACHMENT <br /> <br />Report to Planning Commission. <br /> <br />ANALYSIS <br /> <br />e <br /> <br />The Chuba Company is proposing to construct an 8,900 square <br />foot office building at the southeast corner of Freeport Avenue <br />and Main Street that will compliment the existing office <br />building immediately to the east. The proposed parking area <br />between the two buildings would abut the common property line, <br />infringing upon the required ten foot parking setback. <br /> <br />The concept proposed is a shared parking arrangement between <br />the two office buildings. Therefore, the interior landscaped <br />area which typically occurs along the property line would be <br />relocated adjacent to the building. Parking would then occur <br />in a central location to serve each office building. Attached <br />is the report to the Planning Commission which provides <br />additional information on the requested action. <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />The Planning Commission unanimously recommended approval of the <br />variance request. There were no public comments heard at the <br />public hearing. <br /> <br />RECOMMENDATION <br /> <br />e <br /> <br />It is recommended the City Council <br />variance to the side yard parking <br />based on the following findings: <br /> <br />approve the ten foot <br />setback for Dennis Chuba <br /> <br />P.O.
