Based on <br />tenants of the two buildings, the 26 parking stalls satisfy the <br />required parking in accordance with the ordinance. <br /> <br />LANDSCAPING <br /> <br />The site does not have any overstory or ornamental trees that <br />could be applied towards landscaping requirements. The <br />Planning Commission may wish to include as a condition that <br />some trees be installed around the site perimeter in an attempt <br />to bring the site into conformance with the landscaping <br />requirements. According to City landscaping standards, one <br />tree per every 40 linear ft of perimeter distance is required. <br />In this particular case, 25 trees would be needed to be <br />installed. Given the fact one of the site perimeters has no <br />green space, the required number of trees could be reduced by a <br />fourth. Under that scenario, 19 trees would be required. <br /> <br />BUILDING IMPROVEMENTS <br /> <br />The existing building has not been completely finished on the <br />inside. Therefore, any remodeling that needs to be done may <br />require a building permit. The Building Official should be <br />contacted as early as possible to obtain proper permits. <br /> <br />REFUSE COLLECTION <br /> <br />An on-site dumpster and enclosure will be necessary. The <br />specific location and enclosure detail must be shown on the <br />site plan and approved by staff prior to occupying the bUilding. <br /> <br />PREVIOUS REQUIREMENTS <br /> <br />When the City Council approved Jerry Minor's conditional use <br />permit in 1988 for multiple principal bUildings on one lot, 3 <br />conditions were required. One of the conditions related to <br />screening between the two buildings with an opaque fence. This <br />particular condition has not been satisfied, therefore, as part <br />of this conditional use permit request, staff recommends this <br />previous condition be completed. <br /> <br />RECOMMENDATION <br /> <br />The seven findings set forth in Section 900.42 <br />conditional use permit can be satisfied. <br />recommended the conditional use permit request <br />Inc., be approved with the following conditions: <br /> <br />for granting a <br />Therefore, it is <br />for Marketech, <br />
