ACH, CITY PLANNER~ <br /> <br />DATE: AUGUST 12, 1993 <br /> <br />SUBJECT: CONDITIONAL USE PERMIT REQUEST <br />BY RICHARD R. DUGGAN (MARKETECH, <br />INC.)/PUBLIC HEARING, CASE NO. CU <br />93-22 <br /> <br />PROPOSED LOCATION <br /> <br />16854 Highway 10, (directly behind Whole Aire Company and <br />Kjelberg's Carpet). <br /> <br />OVERVIEW <br /> <br />Richard R. Duggan of Marketech, Inc. is requesting a <br />conditional use permit to operate a light manufacturing <br />business in a C3/Highway Commercial district. The existing <br />building is currently owned by Jerry Minor and is roughly 4,500 <br />sq ft in area. Mr. Duggan's business specializes in the <br />printed circuit board market. The business as described in <br />Marketech's brochure (attached to staff memo to Planning <br />Commission) will be compatible with surrounding businesses. <br /> <br />e <br /> <br />Attached to this memo is the staff report to the Planning <br />Commission outlining in detail the applicant's request. <br /> <br />PREVIOUS COUNCIL ACTION <br /> <br />In 1988 the City Council approved a conditional use permit for <br />Jerry Minor for multiple principal buildings on a single lot. <br />One of the conditions of that permit which related to <br />constructing an opaque fence was never completed. However, Mr. <br />Minor has agreed to install landscaping as a screen to satisfy <br />the fence requirement in the previous conditional permit. <br /> <br />LANDSCAPING <br /> <br />e <br /> <br />Since the building was built in 1988, the City's landscaping <br />ordinance has been amended requiring additional landscaping. <br />The request for a conditional use permit is the appropriate <br />time to reevaluate a site's compliance with current codes. <br />Therefore, staff and the Planning Commission are recommending <br />installation of additional landscaping in an attempt to meet <br />current standards. Even though Mr. Duggan's name is on the <br />application, conditional use permits are granted to the <br />property owner, therefore, it will be the responsibility of Mr. <br />Minor, the property owner, to ensure all conditions of the <br />permit are satisfied. <br /> <br />P.O.
