AS 93-05 <br /> <br />ATTACHMENTS <br /> <br />Location Map, Zoning Map, Sketch and Description, List of <br />Property Owners. <br /> <br />APPLICANT <br /> <br />James and Stephanie Zaczkowski, 10511-209th Avenue NW, Elk <br />River, MN. <br /> <br />ANALYSIS <br /> <br />e <br /> <br />James and Stephanie Zaczkowski are requesting to subdivide <br />approximately 75 acres into two parcels. The two parcels will <br />be 72 acres and 3 acres in size. The Zaczkowski's actually own <br />an 80 acre parcel of which 5 acres, shown as Parcel 2 on Sketch <br />Plan, has been divided off several years ago. Therefore, with <br />the creation of one new parcel the administrative subdivision <br />process can be followed. <br /> <br />The subject property is zoned A1(Agricultural) , which requires <br />a minimum lot size of 10 acres and a width of 300 feet. A <br />large lot size has been set to accomplish the purpose of the Al <br />zoning district, which is to maintain lands for agricultural <br />needs while preventing leap-frog development and additional <br />service demands. However, there is one exception to the <br />minimum lot size in the Al district. As mentioned in Section <br />900.18 of the zoning ordinance, a minimum of 2.5 acre lot is <br />allowed as long as the overall density does not exceed 4 lots <br />per 40 acres. The proposed subdivision takes advantage of this <br />provision by creating the 3 acre parcel. <br /> <br />The County Engineer's office has requested 17 additional feet <br />of right-of-way on the north side of County Road No. 33 be <br />granted as roadway easement. The County is basically <br />requesting a total of 100 feet (50 each half) of right-of-way <br />on County roads for future road improvements. This involves <br />signing of an easement document and recording it with Sherburne <br />County. <br /> <br />e <br /> <br />A park dedication fee is required for creating a new single <br />family lot. One lot unit charge of $400.00 will be included as <br />a condition to approve this administrative subdivision request. <br /> <br />P.O.
