AS 93-06 <br /> <br />ATTACHMENTS <br /> <br />Location Map, Zoning Map, Survey, Property Owners List. <br /> <br />APPLICANT <br /> <br />Wendy Bloomdahl, 337 Baldwin (#305), Elk River, MN 55330. <br /> <br />LOCATION OF REQUEST <br /> <br />One half mile west of County Road No. 1 on the south side of <br />County Road No. 33. <br /> <br />ANALYSIS <br /> <br />e <br /> <br />The proposed subdivision as presented meets the criteria to be <br />processed as an administrative subdivision. Therefore, this <br />application does no go before the Planning Commission, it is <br />brought directly to the City Council for action. <br /> <br />The proposed subdivision is in an RIa zoning district, which <br />allows a minimum lot size of 2.5 acres with 160 feet of <br />frontage. As shown on the attached survey, each parcel meets <br />or exceeds both of the mentioned standards. <br /> <br />The applicant is constructing a new home on what is proposed to <br />be Parcel A, a 7 acre parcel. Access to the new home will be <br />off of County Road No. 33. Sherburne County has been contacted <br />and is requesting additional right-of-way along the south side <br />of County Road No. 33. Therefore, an easement granting the <br />necessary right-of-way to accomplish the 50 feet requested by <br />the County will need to be signed and recorded. <br /> <br />With the <br />required. <br />approval. <br /> <br />creation of a new lot, park dedication will be <br />A cash payment of $400.00 will be a condition for <br /> <br />RECOMMENDATION <br /> <br />e <br /> <br />It is recommended the City Council approve the administrative <br />subdivision request by Wendy Bloomdahl to divide 37 acres into <br />two parcels with the following conditions: <br /> <br />P.O.
