ACH, CITY PLANNER~_ <br /> <br />DATE: AUGUST 12, 1993 <br /> <br />SUBJECT: A CONDITIONAL USE PERMIT REQUEST <br />BY GARY AND JEAN SCHLEUSNER/PUBLIC <br />HEARING, CASE NO. CU 93-19 <br /> <br />PROPOSED LOCATION <br /> <br />14369-202 Avenue NW, Elk River, MN. <br /> <br />OVERVIEW <br /> <br />Gary and Jean Schleusner are requesting a conditional use <br />permit to place a temporary trailer on their property while <br />constructing a new home. The temporary trailer is 70x16 ft in <br />size and is positioned on the lot meeting all setback <br />requirements. A well and septic system have been installed <br />that will be utilized by the Schluesner's while living in the <br />trailer. <br /> <br />e <br /> <br />One of the primary issues discussed by the Planning Commission <br />related to the length of time the trailer could remain on the <br />property. Staff originally recommended a maximum of 10 months, <br />however, the City Attorney suggested the maximum 6 months set <br />forth in the ordinance be adhered to. Therefore, if the <br />Schleusner's do not complete their house in 6 months, an <br />extension to the conditional use permit would be required. <br /> <br />Attached to this memo is a report to the Planning Commission <br />along with back-up information explaining in detail the request. <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />The Planning Commission unanimously recommended approval of the <br />conditional use permit with the following conditions: <br /> <br />1. THE TEMPORARY TRAILER BE REMOVED FROM THE SUBJECT <br />PROPERTY 6 MONTHS FROM THE DATE OF CITY COUNCIL <br />ACTION OR THE APPLICANT APPLY FOR AN EXTENSION OF THE <br />CONDITIONAL USE PERMIT IF ADDITIONAL TIME IS NEEDED. <br /> <br />2. ADEQUATE SEPTIC SYSTEM AND WELL BE IN PLACE PRIOR TO <br />MOVING THE TRAILER ON SITE. <br /> <br />3. THE TRAILER BE POSITIONED ON THE SITE AS ILLUSTRATED <br />ON THE SUBMITTED SURVEY. <br /> <br />\- <br /> <br />P.O.
